The Polos Apartments Parents FAQ:
A lease is a basic agreement between your child and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement.
Generally a deposit that could range from ½ months’ rent to two full months’. This deposit could be waived if a guarantor also signed for the resident. If he/she fails to make payments on the apartment, the guarantor will be responsible to provide those payments. Deposits will be refunded after final inspections are completed with no damages to apartment or furnishings.
A guarantor must meet the following criteria: be 27 years of age or older, have good credit standing with a 600+ credit score, and gross 3.5 times the rental amount monthly.
No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. TCC doesn’t not promote any specific insurance coverage company to use.
The Polos offers 1, 2, and 3 bedroom apartments with a wide variety of options available. Roommate matching is also available in select 3 bedroom units.

Rent is due on the 1st of each month. Online rental payments through RentCafe can be automatically set up once the resident has moved in and the set up codes have been supplied to the resident from the office staff.
Move-in day can vary from year to year. For the 2017 leasing year, move in will be August 6th. Our lease term is 12 months.
Short term leases are only available in corporate units. Corporate units are separate from normal leases in which they are all inclusive including linens and kitchen ware. These units have a minimum lease term of 2 months and start at $1500/month.
We are pet friendly with no breed restrictions up to 80 lbs. The pet fee ranges from $250-$350, and pet rent ranges from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.
Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete all necessary paperwork and fees.
Yes, The Polos offers residency to everyone that meets our qualifications. However, roommate matching is only available for students.
We suggest that the roommates have a discussion of boundaries immediately after moving in, even if they have known them for a long time. This will help with establishing guidelines for living together. We ask that roommates attempt to talk about any issues within the household prior to contacting the leasing office. If they are unable to resolve, the leasing team may be able to assist with the outcome on a case-by-case basis.
No. Parking is first come, first served throughout the property. Residents receive a decal upon moving in to put on their car. As we do have roam towing, visitors must park in designated visitor parking.
The Polos does have a courtesy officer.
